Finding & Financing Your New Home
Submitted by Mydrive on Tue, 06/05/2007 - 15:14.
Purchasing a new home is an exciting and at the same challenging task. A home property involves a big amount of money and committing mistakes on buying can lead to frustration. Don’t let home purchasing be a sad experience for you. Here are some things you should carefully consider when finding and financing a home:
Visit the Property
Using the internet to search for home properties is indeed practical. But once you find your prospective home, be prepared to visit the home personally. By checking out the home property yourself, you can get to see the actual condition of the house, not just the exterior and landscaping but more importantly, you can examine inside the home you intend to buy. Are their any repairs needed? Are the wirings and electricity properly installed? Are there leaks on the roof?
Taking a trip also allows you to have a personal look on the neighborhood and learn more about the place. For instance, you may ask neighbors how changes in weather affect the property or the whole neighborhood as well. Does it flood when it rains? Is the drainage system okay? What about the water supply, is it sufficient? These are just some of the questions you can ask to learn not just about the home but the living conditions in the area as well.
Hire a Professional Home Inspector
Don’t just rely on your personal perception. Hire a professional with a reliable experience to conduct a thorough inspection on the home property. You may be paying for this service, but at least you can have the assurance if the property you’re buying is indeed a good investment or not.
If the inspector tells you that the property is a good buy but needs minor repairs, make sure that these repairs are recorded in detail. You can use this information when making negotiations with the seller about the price of your property.
Can You Afford It?
Before you apply for a home loan, check your financial status to see how much mortgage you can afford. Do you have enough savings to give as down payment? Can you afford to get a home insurance policy? Will your monthly income allow you to pay your monthly mortgage as well as your other bills? Knowing the exact answers to these questions is crucial if you want to be successful in owning a home.
Seek Advice
Clearly, there are a lot of things to consider when it comes to finding and financing a home property. If you don’t have much knowledge about these things, it would be better to seek help from a real estate attorney to help you get through with the procedures smoothly. An attorney can help you verify the legalities of the home property you are buying. He can also assist you in obtaining a reasonable rate for your mortgage with the right lending company. Last but not the least, a lawyer can help you in making sure that all the agreements stated in the contract are fair and correct. For something as important as buying a home property, seeking professional advice is always worth it.
